Marketing and Screening
The leasing process starts with pricing your home correctly and making sure it’s ready to attract the best tenants. Then, we’ll get your property in front of as many prospective tenants as possible with a strategic marketing plan. We’ll manage showings, answer questions, and thoroughly screen applications. All of this is part of our service plan – there’s no charge for photography or marketing services.
Collecting Rent and Deposits
Our online tenant portal is an easy and effective way to collect rent on time. It’s secure and convenient, and tenants can schedule reminders and automatic withdrawals. You’ll get your money deposited faster, and our system will track the entire history of payment dates and amounts. We understand the security deposit laws, and we’re careful to conduct detailed inspections to document the condition of your property before and after the tenancy. This protects your asset and keeps you out of court.
Financial Reporting
You’ll receive regular owner statements that show you how your property is performing. With your online portal, you can track your rental income, view invoices for repair work, and other documentation. We’ve got you covered at tax time, too; it’s easy to download your 1099 for filing purposes.
Maintenance and Repairs
For routing maintenance and repairs, tenants can submit a request online. When there are emergencies, we have someone available 7 days a week. At Sunburst Properties, we like to focus on preventative maintenance so that small problems don’t have the opportunity to get bigger and more expensive. Our vendors are licensed, insured, and professional. They’re responsive and affordable. At Sunburst, we do not charge a handling fee on any repairs. You won’t be surprised by an upcharge.
